Summary In 08012, the median sold price for Detached properties for January was $305,000, representing an increase of 6.1% compared to last month and an increase of 0% from Jan 2022. The average days on market for units sold in January was 37 days, 29% below the 5-year January average of 52 days. There was a 142.9% month over month increase in new contract activity with 34 New Pendings; a 26.7% MoM increase in All Pendings (new contracts + contracts carried over from December) to 38; and a 3.4% decrease in supply to 28 active units. This activity resulted in a Contract Ratio of 1.36 pendings per active listing, up from 1.03 in December and a decrease from 2.04 in January 2022. The Contract Ratio is 11% higher than the 5-year January average of 1.23. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor.
